If you like “fancy”, this place is not for you. This is a small no frills rv park filled with friendly folks and a very friendly accommodating manager, Adrian. It is a community! It is the least expensive park in the area. We plan to be back next winter.

Super nice park with plenty of shade and reasonable prices. Manager Adrian is a very busy man making sure the tenants are safe, respected, happy and have what they need. We lived here for a year, we had no problems. The only reason we moved is to be closer to church and family. I would highly recommend this park, they make you feel like family.

Was here at J5 for the winter. We couldn’t have ask for nicer people. Manager Adrian was was the best. Very helpful and always working to make things better for everyone. He was number one. Dee in the office was so helpful also. Took care of all of us. Winter Texan are just one big family. I am so happy to have came back.

Mcallen is growing with lots of stuff to have a good fun day. Especially for children and adults to walk run jog. Lot of great places close by if you get hungry 😋. I live right next to park and I love it. Friendly neighborhood and safe for children. Police Station less than 2 miles . Emergency less than 1 mile.our men and women in blue 💙 almost in every corner protecting our community. Fire dept less than 1 mile (our heros). What's there more to say. Love it !!!

Staff is very friendly and helpful. Park is mixed park model trailers and RVs. Very clean and neat. The residents are friendly and welcoming. There are lots of fun activities including tours, potlucks, crafts, jam sessions, kareoke, bingo, pool and cards.
