Most sites offer full hookups with 30 or 50-amp service to ensure a comfortable stay for rigs of various sizes. Visitors appreciate the availability of cable TV and Wi-Fi, allowing them to stay connected while tucked away in the mountains. The facility also includes clean restrooms, laundry facilities, and a dedicated playground area for younger campers to enjoy during their stay.

Nearby Attractions & Things to Do

The bustling streets of downtown Estes Park are only a short distance away, offering unique local boutiques, galleries, and restaurants. For those who enjoy water activities, Lake Estes is nearby, providing excellent opportunities for boating, bird watching, and fishing.

Who This Park Is Best For

We made it to Estes Park Colorado and upon arrival i called one Park and they were out of the office so I called the next and it was Manor RV Park. They answered right away and said come on down I have a spot for you right on the riverside. Long story short, it was a great spot, we extended out stay three times I think, and everytime it was easy. Elk and deer run through the park daily. We happened to be there when the area got its second snow storm of 2026. I had talked with the office before the storm and they informed me their Park can handle the storm but the old man said he did not think it would be much of a storm, so we stayed. The snow storm turned out to be a lot bigger than we all expected. A little more like 4 to 7 inches of snow. It was awesome. They were awesome. The wildlife was awesome. There are bathrooms and a laundromat but we have not used them. It's 2 minutes from town on the river that runs through town. 5 minutes from RMNR which is why we came. When we come back again it will be the only Park I call. And on a side note. I did have a refrigerator issue in my camper, called the office and they had a referral for an RV Tech. Needless to say the RV Tech was great just as the people running the park. I highly recommend Manor RV Park.

We had site 52 on the river for 8 nights and loved it. Could not beat the location and had deer and bull elks in the campground. I would recommend you have extension black tank and possibly water hookups. The location of hookups can be tricky. Would definitely recommend staging here !!

The RV park is very close to both the entrance to Rocky Mountain national park and Estes Park. The spaces are small and the bathrooms are old and outdated. Expected to have nicer restrooms based on the nightly rate. The campground was also kind of Janky. Elk frequented the campground, which was a lot of fun.

In September of 2024 as part of a longer trip I had made reservations for two weeks at Manor RV for September of 2025. In December we realized we were not going to be able to make the trip so I called and cancelled my reservation. I was checking my credit card statement in September of 2025 and realized I was charged for the reservation like we were there. I called and explained I had cancelled the reservation. They had no record but I did and not only did they refund my money but also refunded the original deposit that was paid at time of making the reservation (a non-refundable deposit). You have to admire stand up people especially in this day and time. I didn't get to stay there but I will definitely make reservations there next time we go. TEN STARS to Manor RV.

One of the best campsites ever! Backed up to the river, and MANY elk all weekend, bugling through the night which was great. Surrounded by gorgeous mountains, convenient to town. Pricey but worth it in my opinion.
