We had site 52 on the river for 8 nights and loved it. Could not beat the location and had deer and bull elks in the campground. I would recommend you have extension black tank and possibly water hookups. The location of hookups can be tricky. Would definitely recommend staging here !!

The RV park is very close to both the entrance to Rocky Mountain national park and Estes Park. The spaces are small and the bathrooms are old and outdated. Expected to have nicer restrooms based on the nightly rate. The campground was also kind of Janky. Elk frequented the campground, which was a lot of fun.

In September of 2024 as part of a longer trip I had made reservations for two weeks at Manor RV for September of 2025. In December we realized we were not going to be able to make the trip so I called and cancelled my reservation. I was checking my credit card statement in September of 2025 and realized I was charged for the reservation like we were there. I called and explained I had cancelled the reservation. They had no record but I did and not only did they refund my money but also refunded the original deposit that was paid at time of making the reservation (a non-refundable deposit). You have to admire stand up people especially in this day and time. I didn't get to stay there but I will definitely make reservations there next time we go. TEN STARS to Manor RV.

One of the best campsites ever! Backed up to the river, and MANY elk all weekend, bugling through the night which was great. Surrounded by gorgeous mountains, convenient to town. Pricey but worth it in my opinion.

We stayed at Manor RV Park for 17 days at the end of July and early August. The staff here are very friendly and helpful. We stayed in one of the premium sites right on the river (site #50) which was a fantastic location which we enjoyed a great deal. A river site is well worth the extra $. Would recommend sites 49-51 as the best. The grounds seem well kept with the exception of the road which can be very bumpy. Some of the road is paved and some just rock. Didn’t really use the facilities but the bathrooms looked basic but well maintained. There were elk in the campground on a few occasions which was nice. I noticed that Manor was a Good Sam campground once we arrived. Be aware that their website does not mention this and they did not mention it when I booked over the phone. When I asked about the Good Sam discount I was told that I should have asked at the time of booking and also that the river premium spots did not qualify for the discount. FYI. Other than this we really enjoyed our stay and would stay here again.
