We had site 52 on the river for 8 nights and loved it. Could not beat the location and had deer and bull elks in the campground. I would recommend you have extension black tank and possibly water hookups. The location of hookups can be tricky. Would definitely recommend staging here !!

The RV park is very close to both the entrance to Rocky Mountain national park and Estes Park. The spaces are small and the bathrooms are old and outdated. Expected to have nicer restrooms based on the nightly rate. The campground was also kind of Janky. Elk frequented the campground, which was a lot of fun.

In September of 2024 as part of a longer trip I had made reservations for two weeks at Manor RV for September of 2025. In December we realized we were not going to be able to make the trip so I called and cancelled my reservation. I was checking my credit card statement in September of 2025 and realized I was charged for the reservation like we were there. I called and explained I had cancelled the reservation. They had no record but I did and not only did they refund my money but also refunded the original deposit that was paid at time of making the reservation (a non-refundable deposit). You have to admire stand up people especially in this day and time. I didn't get to stay there but I will definitely make reservations there next time we go. TEN STARS to Manor RV.

One of the best campsites ever! Backed up to the river, and MANY elk all weekend, bugling through the night which was great. Surrounded by gorgeous mountains, convenient to town. Pricey but worth it in my opinion.

We stayed at Manor RV Park for 17 days at the end of July and early August. The staff here are very friendly and helpful. We stayed in one of the premium sites right on the river (site #50) which was a fantastic location which we enjoyed a great deal. A river site is well worth the extra $. Would recommend sites 49-51 as the best. The grounds seem well kept with the exception of the road which can be very bumpy. Some of the road is paved and some just rock. Didn’t really use the facilities but the bathrooms looked basic but well maintained. There were elk in the campground on a few occasions which was nice. I noticed that Manor was a Good Sam campground once we arrived. Be aware that their website does not mention this and they did not mention it when I booked over the phone. When I asked about the Good Sam discount I was told that I should have asked at the time of booking and also that the river premium spots did not qualify for the discount. FYI. Other than this we really enjoyed our stay and would stay here again.

We came through Estes with our travel trailer for 2 nights and stayed at the Manor. We were greeted quickly with a friendly smile and very clear instructions on where to go and what to expect. We choose our site in advance RV074. Behind our site was a short dog walking path, which worked perfect for us, as our dog can be easily distracted by things (dogs, people, vehicles) so it gave us some distance from the activity. It is also where we saw elk wandering through on our last morning! The campground is right next to a river and the sites near the river would have been an ideal choice for us if not for our pups needs. There is a community fire pit, play ground, laundry, showers, cabins, dumpsters. The showers and bathrooms were clean. A few notes of some improvements would be: our picnic table was fairly weatheres. Even with extreme caution I got a sliver in my hand. We were using towels to sit on, but I got it from the table as I was picking up a fork. The sites are tight, but for our use (spending most of our time in the National Park) it worked perfect for us as it was a very quick drive to the park 5 minutes).

Campground is very rundown. Needs general maintenance and clean up. Lower level sites are fairly level. Staff was very friendly and helpful.

Nice friendly staff, I saw a lot of negative reviews but our experience was the opposite. We had a great stay, campground is close to Estes and Rocky Mountain np. Lots of wildlife in the campground deer, elk, turkey. The river is beautiful.Staff was accommodating, restrooms were clean, price was fair. Would definitely stay again if in the area.

Extremely friendly staff, we came here with our rental Roadsurfer rig and enjoyed it very much. Recently renovated, and since last year open in offseason as well. Expect to see wildlife

Horrible business, never received confirmation of my trip. They said they needed additional information. Meanwhile, I let them know our plans had changed. They charged my credit card, after letting them know we wouldn't be able to come and never having a confirmed reservation, and refused to refund my money. Still, no confirmation of said reservation. We had camped there in the past but will never return after being treated so disrespectfully. Luckily, bank has our back and we have our refund. So sad, I felt robbed. Not cool.

The staff at Manor RV Park are some of the kindest people I have ever met. Not only are they kind but they are also knowledgeable and very helpful. The park itself is always clean. Plenty of places to deposit your pouches droppings. Lots of wild animals such as turkeys, elk, deer, and occasional black bear. It's the mountains guys you need to expect these things. I love this RV Park.

Great staff!! A beautiful area. The RV park is right in the Big Thompson river, the main river coming out of Rocky Mountain National Park.

This is an older RV park so the sites are very close to each other. RV park was very clean and views of the mountains are pretty good. We didn't walk the creek as the park was at capacity with lots of people walking around. We are still very cautious of Covid, so kept to ourselves during our stay. I would recommend the camp host stay 6 feet away from people when assisting as he was a little to friendly for our comfort level. Overall, we would stay here again.

What a great campground super close to Estes Park! Park is very clean. The staff was very helpful and so nice. The creek at the campground is beautiful and we even saw Elk. We definitely will be back! Loved it!!
