Small mom and pop campground. Beautifully maintained, the staff is very helpful. The restroom’s showers and laundry room are kept very clean. Peaceful and serene campground.

This is an exceptional RV park!! The owners have remodeled the bath, laundry and play ground equipment. They have also upgraded the WiFi! The staff went above and beyond, allowing us a spot behind the office to park our broke-down camper van so we could finish our epic Appalachian Trail thru-hike and arrange to transport it home. I am so grateful for their generosity - a true five-star gem!

We rented lot here month to month since Nov 2022 and have loved this RV park. Everyone we have met had been so friendly. This quiet location is just a short drive to town and to waterfalls. We have enjoyed staying with our 3 year old and our dogs. Very family friendly park. Recently they have changed owners and the front office staff is wonderful. Maron was very accommodating with our change of departure dates at the last minute. We will definitely be coming back to stay here.

Needed a base to explore the Smoky Mountains and the Pines fit the bill. Handy to the town of Franklin and everything we needed. The hosts were outstanding and although next to the highway the traffic drops off in the evening for a good nights rest. Spent a total of two months here with a trip to Tennessee in between and loved every moment.

I cannot recommend the Pines RV Park. Hard to get a site due to permanent year round campers. School bus goes through twice a day. Too many grumpy old folks !
