Small mom and pop campground. Beautifully maintained, the staff is very helpful. The restroom’s showers and laundry room are kept very clean. Peaceful and serene campground.

This is an exceptional RV park!! The owners have remodeled the bath, laundry and play ground equipment. They have also upgraded the WiFi! The staff went above and beyond, allowing us a spot behind the office to park our broke-down camper van so we could finish our epic Appalachian Trail thru-hike and arrange to transport it home. I am so grateful for their generosity - a true five-star gem!

We rented lot here month to month since Nov 2022 and have loved this RV park. Everyone we have met had been so friendly. This quiet location is just a short drive to town and to waterfalls. We have enjoyed staying with our 3 year old and our dogs. Very family friendly park. Recently they have changed owners and the front office staff is wonderful. Maron was very accommodating with our change of departure dates at the last minute. We will definitely be coming back to stay here.

Needed a base to explore the Smoky Mountains and the Pines fit the bill. Handy to the town of Franklin and everything we needed. The hosts were outstanding and although next to the highway the traffic drops off in the evening for a good nights rest. Spent a total of two months here with a trip to Tennessee in between and loved every moment.

I cannot recommend the Pines RV Park. Hard to get a site due to permanent year round campers. School bus goes through twice a day. Too many grumpy old folks !

Friendly staff, great overnight stay right off Interstate. Easy in easy out. Full hook ups. Would recommend this park and would stay again.

Great park, super clean, nice bathhouse and Lou and Pat are fantastic hosts. Level gravel site (#27) with cement patio was nice location. Good Wifi that enabled me to work remote as long as I kept video calls limited. Thx for hosting us and look forward to seeing you again on the future.

We just loved this park. Pat and Lou are wonderful. Lou will escort you to your site. He helps you get in your site, and let me tell you he knows what he's doing. He will get you perfectly situated. The park is clean and well maintained. It's a quiet park. Easy off of 64. They have a rec room with ping pong, pool, and puzzles. Horse shoes are also available.

Very nice RV Park. A few permanent sites. Very clean, well managed. Quiet area with minimal highway noise. Close to downtown Franklin and shopping. Beautiful area. Will stay here again. Really enjoying our stay
