management is horrible never in office only time office stuff ever get done is when brenda is in office and only time anything is cleaned or taken care of jessica is the one to do it you never see the manager and i’ve been told by many people she just doesn’t care and tells them that it’s not her job when it’s literally her job to maintain the safety and cleanliness of this rv park we had a great community before this new management took over she has yet to fix any falling apart rvs we have two in the back and according to the policy they’re not supposed to be here, the pool has been down for weeks and they won’t do anything about it, poop bags are never refilled you’d think if she was never in office at least the park would be maintained, the ponds are filthy and are beginning to stink, the weight room stinks the carpet needs to be cleaned or something it’s just beginning to get ridiculous. hopefully something changes soon.

The RV Park is nice, the property manager Sierra is fantastic. I can't speak for other guest experience but she helped me a lot the last few weeks. She bought me a new sewer hose and helped with my electrical issues.

Find a better place for your family this is not it. Old management at least somewhat took care of everything but this new manager is clearly looking over a lot. Thankfully my job moved us but the manager got disrespectful with my wife on multiple occasions, attempted to tell my wife that she wouldn’t be allowed to work there if she associated with residents, even spoke poorly about a handful of residents, there is an rv falling apart in spot 36, the last 2 weeks of us being there no one would be in office during office hours to pick up mail. The pool chemical levels are completely off, I bought a kit and tested myself after developing a rash after being in the pool, after this was brought to managements attention the pool was locked and when one of the teenagers asked for management to unlock it they were told “that isn’t my job” as she drove off in a white dodge. The blue bath house reeks of mold and you can see the black mold. Another residents child threw logs at mine and other residents RV resulting in damage- office just issued a warning to the mom as the hellion continued wrecking havoc A different child hit my child with a fishing pole in the face- thankfully their parent took over I could continue going on and on, and I’m not saying old management was much better but at least they treated the residents with respect. Do yourself a favor and find another place to stay with your family.

DO NOT STAY HERE Onsite manager is unhelpful, never in the office during office hours, bathrooms are not clean, pond is filthy and gross, trees are about to fall down, rotten chicken and dog poop were never cleaned up and everywhere. Attempted to speak with the manager multiple times and was either turned away, criticized or just outright spoken down too.

Staff is super friendly, the residents that stay here are also super friendly, quite a few ponds with catch and release fishing and lots of frogs and turkey Les. They have a very nice pool and hot tub area that is nice to unwind in at the end of the day. The property is gated so you don’t have to worry about people that you don’t want around in there. We needed a few extra hours on the day of check out so we could attend church service and they were more than accommodating. 100% will stay there again when in the area!

Electric seems high $176 for one month, and it’s not even summer months yet. 🤷‍♂️ waiting to see the next billing cycle to see if a mishap had occurred. The laundry situation is not the best. The manager mark does what he is able, and for that I am thankful. 5*s to Mark. The owners need to take some ownership of the laundry service and handle it. Us and others have had to take several loads of wet laundry out into town to have it dried, due to the lack of properly operating dryers. The fishing ponds are amazing, and stocked. The wooded area, and creek nearby are also fantastic for young children, and Caney creek also has small fish to be caught. Additionally, the pool and spa area is just absolutely perfect. Especially during these cold spells. The park itself is quiet, and that is thanks to mark who maintains the quiet hours. INTERNET: the internet was our biggest issue for the longest! However, Mark was kind enough to share what it was that we needed. Exactly in fact. Took the time and showed us exactly which brand and where it was that we could purchase it. Internet issue fixed! 5*s to the park after the laundry situation is handled. Full timers need a dependable laundromat. Period.

Nice place, would be better if the dog park was fixed up. There is a hole in the fence that has been temporarily covered up with boards and the gate is broken so any small dogs can get out easily. It also looks like it hasn’t been mowed in a while. Staff was really nice though.

(UPDATED) You won’t find much quality at this Quality RV Resort near Conroe. You’ll pay premium prices to surrounded by permanent residents, most with hobbled together “structures” and sun-faded travel trailers surrounded by junk. In fact, our neighbor was “borrowing” electricity from our site. It’s obvious that this destination isn’t an RV resort as much as it’s a trailer park. We saw very little movement of RVs while here. Most of the RVs couldn’t move without work and destroying the huts, shacks, and sheds. UPDATE: You'll see the response that I was asked to e-mail. I did so. More than a week later, I have yet to get a response to that e-mail. Perhaps the response was a bit of theater.

For long stay residents... You Guye need A Wifi Extender. Everything else here is great but I cant do anything on my phone or laptop.
