My sister has been shopping for a seasonal Park Model in Pima County. I have been looking for a long term space to anchor my C-Class RV. We decided to give South Forty a test ride with a one month stay. The front desk staff are very friendly but, not properly trained. The husband/wife management team are not on property at all times but travel to other parks, by direction, which are held by the same owner (who is focused on expanding and growing with the intent and purpose of aquiring additional properties). Upon arrival, I refused to pay a significantly higher rate than quoted (rates increased) when I made the deposit payment. It took more than a week (due to availability of management) to resolve the issue. The resolution was me moving and they keeping my deposit. This is not a sustainable business model! And, most significantly, the current resident attempting to sell their home lost my Sister as buyer. Seems a bit predatory, to me, when I reference AZ Statutes (verbal rental agreements are valid and enforceable) and they responded with aggressive interrupting and raising their voices. How can anyone get any issues resolved when met with raw hostility? I wish the best of luck to ALL the unfortunate, current residents who are trying to sell and get out!

The office staff could not be nicer! The camp hosts are super helpful. This place is clean and kept. Love how quiet it is here.

Nice park. My wife and I stayed here on an annual. Quite area and pretty clean. The lot sizes are small and tight. We are in a forty foot camper pulled by an F250. Although it was tricky, we were able to manage. This resort is very convenient to local shopping and tourist stuff. We do not recommend staying here June through September because of the Tucson heat. Definitely not the parks fault. Swimming pool and hot tub are nice and clean. Club house is good. I would definitely recommend this park to friends and family.

We needed a quick overnight stay to fill and dump our RV and wash some clothes. South 40 fit the bill on all fronts. We were super surprised with how clean and quiet the park was. Would definitely stay again. Gate closes at night but you can get in and out. Thanks for such a great place.

It's a very nice RV. Park, but the down side is, the strict rules! The RV park is very large, and the visitors are not allowed to park, at the RV location, you must park up front, by the office and walk to the RV, that you are going to. I have been there once, and I was confronted, and it wasn't pleasant! Please look into the rules and regulations before you get comfortable. God bless 🙏

Super clean, nicely landscaped RV part. The camp host was friendly and helpful even though we came in during off hours. Secure with a gate and nice clean bathhouse and showers. We will be back.

I come down to Tucson for the Champions Tour Golf Tournament a.k.a. the Colorguard Classic the last week of February every year to see my man Mark O’Meara put the ball in flight at this event. Normally, I stay in a hotel; however, this year I chose to bring the RV. This RV park is closer than most of the hotels just 4 miles from the 1st Tee at the Omni Tucson National Golf Course. If you have never stayed here and you read the reviews you find on Social Media about this place, you feel like you’re taking your chances posting up here; therefore, I arrived here with a bit of hesitation. But to each his own! Personally, I found this place to be a true winner‼️ While I arrived mid afternoon, the camp host (Tom) escorted me via golf cart to my site. With his direction and experience in this park, I got lined up perfectly. The next day I went and met the Office Staff who had already checked out at 3 PM the day before. I met all the people on the team and found each of them to be wonderful people. And because I am a Veteran, I also received a generous discount. This place is clean, it is well-maintained, with nice amenities! All the people I have met have been just wonderful. It’s too hot in the summer to stay here but you’ll meet all kinds of snowbirds staying here if you’re in the camp from late September to May. And I would say to all my friends who are members of the Champions PGA Tour to consider staying here during your weeklong visit for this Tour event! Your Luxury Class A’s will fit here nicely in this 55+ Park. It’s QUIET! The beauty is you will only be 4 miles from the Course! BOOK EARLY! ⏰ July is too late!

This place is very unprofessional! They never respond to email or phone calls.! Inquired several times regarding unit space availability. Don’t waste your time with this place! Looks run down!

Stayed here in 2020 and had an ok time but liked that it was over 50. Booked again for 2022 but had to cancel due to medical issues with husband. Told them I could even email hospital records and doctor info but absolutely no compassion from company. So on top of medical bills, we are out 200.00. I understand no refunds upon cancellation, however, I worked in the hospitality industry for 40 years and ALWAYS gave back no-refund deposits if person could provide letter from doctor. How many people over 50 don't have medical problems that could prevent them from fulfilling their reservation obligation. IF YOU HAVE MEDICAL ISSUES, THIS IS NOT THE PLACE FOR YOU.
