I have been here since 2024 and overall it's a great little place to stay. Neighbors are friendly, everyone waves to one another whether walking or driving; regardless if they know the person or not. Lot rent is by far the best around. Pool is heated which is nice. Can get little busy during season but during off season most likely would have pool to oneself. The facilities ie shower, laundry, pool hall have all been upgraded thanks to hurricane Helene. No reason to carry quarters, the laundry room utilizes an app or can use a card to run the machines. I feel the hurricane made Sundance Lakes a better resort community. It united us and we were there for each other, helping one another. I am extremely happy I chose Sundance Lakes. I was here during the hurricanes and the rebuilding. I feel management and staff did the best they could under the circumstances. People tend to forget that Sundance answers to corporate and they make the ultimate decisions. Park management hands are tied for the most part. But they did what they could. We were not the only community affected. Multiple communities across several states were effected making getting electrical components hard which kept power off longer than most would prefer, but that's to be expected during natural disaster. Not sure why people care a cruise was taken, I would have escaped from reality myself if had preplanned one and nothing can do to speed up repairing. Up until recently lawn care may not have been top notch(mowed not always weed whacked) but it was because other things took priority like fixing sites units were pulled from (leveling, planting grass, watering), facilities repaired to return Sundance to the thriving happy community it was. Recently trees were trimmed with the dead one in the dog park removed 🙂. When there's rain grass grows faster, I hope someone who commented on grass doesn't expect it to be cut daily.

I lived in this park full-time for 2 ½ years when Hurricane Helene submerged it under 3 ½ feet of water. The damage left the park without power for months, forcing us to move out and causing tremendous expenses. During that time, the park made no effort to assist or support the residents in any way. When I applied for FEMA assistance, I was told I needed a simple letter from the park confirming the extended power outage. They refused to provide it, even though it would have cost them nothing and could have helped residents like me recover some of our losses. Instead of showing compassion or accountability, they chose to do nothing. The staff at this park are unprofessional, unhelpful, and unwilling to take responsibility. It was a deeply disappointing experience, and I would never recommend living here. Edit: While I understand that the hurricane was out of the management's control, they chose to ignore residents' questions and hide. When I requested the simple letter for FEMA, I was basically laughed at and told, "yeah, we're not going to do that". Not how you treat valued customers. Horrible, horrible company!

Stay somewhere else! During my stay, Mark, the park manager, invaded our privacy and attempted to terminate our lease prematurely, disregarding park rules that stipulated we had more than 6 months before our lease would end. Mark and several male staff members displayed unprofessional behavior towards me, creating an unwelcoming atmosphere. The park's maintenance was subpar, with the dog park, a frequently used amenity, being mowed about every two weeks and mushrooms poisonous to dogs growing. Their careless lawn mowing and weed whacking resulted in damage to our property, including holes in our hoses, causing fecal matter to spray when emptying the black tank. The unprofessionalism was exacerbated during the hurricane, with Mark displaying a lack of communication, then ultimately ceasing all communication and going on a cruise displaying no concern for the park nor its guests. Guests were still required to pay rent despite being without power for months. The park's infrastructure is also a concern, with electrical issues and frequent water issues, including unannounced water shut-offs. If you would love to stay with an unprofessional and childish park manager that belittles his guests and throws hissy fits like a teenage boy, this is the place for you!
