The manager is very rude and disrespectful. He flew out of the office door ready to fight swearing yelling and very disrespectful. He was very verbally abusive.

This place should be shut down. It was so run down. nothing like the pictures. people living in dilapidated campers. There was a chicken coop in the site we reserved. were informed by one of the residents (also a trailer park) there is no manager. No one to call/ office permanently closed. I called the number & left several messages no one returned my call. Bathrooms disgusting. poop spread all over shower stalls. We were afraid to stay. & leave our camper during day trips in town. paid $230 for nothing. no one to contact about refund... A chicken coop was in our lot. we couldnt stay if we wanted to.

SINCE WE RENT THE LOT THE TRAILERS ARE ON. THE COMPANY NEEDS TO NOT ONLY MOW THE PARK BUT ALSO THE LOTS THE TRAILERS ARE ON. SINCE EVERYONE IS JUST RENTING. IT IS THE PARKS RESPONSIBILITY TO ALSO MOW THE RENTERS LOTS AS WELL.

I recommend you not live here at all I have had a wall in my trailer that I’m RENTING caving in my floor is molding because my wall is leaking so bad my ceiling right above this wall is now also leaking this has now been about 2 months and the manager won’t call me back her husband got super rude with me this is getting unsafe and the ceiling is wanting to bust because it has so much water

no management communication they work Tuesday and Thursday if you're wondering and will not return your phone calls. you pay on rover pass website go to a random spot cause your spot is probably taken. they turn off the water in November, I suspected they would turn the water off but its not stated anywhere on rover pass, their website, or the office. they have serious plumbing issues at the park urinals are filled with black water and the showers drain to a main drain that is clogged so the bathhouse is useless. Long story short if you plan to stay here make sure its in the summer and make sure your camper shower works.

DO NOT GO HERE! This park is owned by Clear Trail Realty in Richmond, VA. I made a reservation over 30 days out on 6-28-24 and due to unforeseen circumstances, cancelled it the next day. Per their cancellation policy, 100% refund up to 7 days prior to reservation date. They have refused to refund my money as of 8-12-24. My credit card covered my loss. On site mgr said that this happens all the time. He once had to argue with the owner for 6 months to refund a $1300 charge when the customer refused to stay at the park because it was a dump. My loss was only $116. RoverPass, the online booking intermediary, was no help. They state that they do not manage any refunds. Thank goodness we didn't stay here.

This campground was disappointing to say the least. Bathrooms were nasty with fruit flies no toilet paper either. The dump station was in poor condition. The non potable water didn’t even work. Our electric box didn’t work we had to use the box next to us. The bugs were awful! There was raw sewage there as well. It smelled so bad. You’re also in a trailer park with condemned trailers! The park was in bad shape as well. The site we reserved wasn’t even vacant!

This park was the Worst place we have ever stayed at. We counted 12 condemned park homes. They advertise Wifi but there was none. The bathhouse was dirty and disgusting. With it being a holiday week camping spots were hard to find elsewhere but I would never suggest this place. They should have paid us to stay there. There is absolutely no way this place is worth $50.00 a night. I will be filing a complaint.

This is a run down old trailer park turned campground. Most of the mobile homes look like they should be condemned. The streets are full of potholes and there’s trash everywhere. Last year we joked about staying in this park. I messed up and accidentally booked it this year. The pictures online are nothing like the dump it is. Everyone beware!

AVOID AT ALL COSTS nothing gets fixed when it breaks or gets run down sewers back up daily smells like poop alot around here would be better off under a freeway underpass youd have a better stay than herer

BEWARE... PLEASE READ BEFORE MAKING RESERVATION AT THIS DUMP!!! I wanted to leave ZERO stars, but it is making me leave one. BEWARE!!! Save your money. This place is a dump. It is a run down trailer park with an almost abandoned campground in the middle of it. It looks worse than the dumpiest trailer park that I've seen driving down 8 mile. And the campground looked like something out of a horror film. Pictures on the website are old and not at all what it looks like. This place felt creepy and unsafe!!! Paid for 4 nights but did not spend one night in this shithole. No one in office. Finally got ahold of maintenance guy Andrew who seemed to be taking over. He admitted that the pictures were not accurate. Said he would work on getting me a refund. Paid over $200 and didnt even stay there. Spent over a month going round and round trying to get my money back and finally gave up. He actually had the balls to accuse me of calling the better business bureau on them... which I did not. I told him it was probably another upset camper. Although looking back I probably should have contacted the BBB. He also would not give me the owner's name, phone number or email so I could contact them directly about this. I've never left a negative review for anything, but dont want anyone else to prepay for a campsite here without at least driving by to see what an absolute dump this place is first. I just wanted my money back. BEWARE!!!!!

Ambrosia Rule

I wish I could leave a no star review. I signed my title over to the manager of this park about a year in a half ago and just received court papers saying I still own said trailer. And can't talk to anyone about it. Their lawyers office won't call me back and the manager is the one I gave the title to with 5 different witnesses present.

It was a nice park close to downtown. Large sites. But - it had the least amenities of any park we stayed and the cost was the highest!
