The manager does not care. She doesn’t read the lease. She will find any reason to change you. She is an angry lady. There is no working with this lady. Do not move here

Do not live here unless you wanna be harassed for everything that you do. The manager here does not read the lease so she has no idea how to even manage her RV park so you will be yelled at for things that you signed off on being allowed to do, you will also be charged if you do any little thing wrong even though you technically didn’t do it wrong you will be charged. DO NOT COME HERE

This was place was just amazing I stayed during but the pool was really good also the playroom with a great air conditioner was good

They barely care. They keep the managers place nice but they dont care about the laundry room and restrooms. They dont monitor traffic, music, pets, parking, fires, but don't be late on your lot rent. Two people per room? Yeah right.

I’ve been at this park for years now; Ive seen it nose dive the past couple years due to new management. They do not do anything to improve the park at any point. They keep raising the rates but do nothing to help the tenants and since Hurricane Milton the park is trash. It took months for them to even clean up debris and most of it still sits around, the fences are down in multiple places and the front gate is always open. So much for safety. There’s a lot of vandalism going on now. The pool isn’t open. The pool cage is gone from the hurricane and instead of restoring it they just put caution ⚠️ tape around it. So why are we paying more for management to do less? AND they let anyone live here now. It’s supposed to be a quiet park but there’s kids running the streets yelling and screaming. There’s people that walk through the cemetery that are very loud and obnoxious as well and they jump the fence and steal stuff. I would like to call the owner to complain but no one knows how to get in touch with him. I would not give this park any stars if it were possible.

I stayed for a month. The laundry facility was outstanding. Clean machines. Reasonable prices. Friendly staff. Pleasant. There is no wifi. You need to stand by the office for wifi. (Nothing new in the RV camping business. Just a lie to make you think you will have it.) The numerous speed bumps are horrible! Rediculous number of them. The place looks rundown. Many junky trailers. Boats. Stored. Water pressure a simple trickle. I would stay again but understand what I am getting.

Note of caution. Under new management from early 2023. Their policy is to no longer give refunds for days not used. I paid the whole month of November, but we had to leave on the 4th day of the month. They will not refund the rest of the month. Even going to the daily rate, instead of the long-term rate, we would have received a refund. As quoted by office manager "we do not refund days not used". I think this is a bad policy for customers. RENTERS BEWARE!!

Hard to get management on the phone with limited hours of open office. The new management improved that somewhat but did not have current reservation info on hand when I did get to talk to someone finally... they attempted to call back but we were out of cell range and voip phone was hit and miss. Never a text, email or call back from head office webpage based in Midwest on Gemstone web page. Last time in 2021 it was moderately priced and ran old school with written checks (cheques) and no cash or credit card allowed but thankfully that part has changed...there were other nickel and dime charges like mailbox key deposit and gate pass fee as well as electricity with no visible meter. Lots of stray cats and pets running around but we were told ours had to be on a leash lol...

The new management team that took over here has done a great job at cleaning up the billing. We no longer have to pay cash here which keeps things on the up and up. The new manager has improved the security in the park by having the gate close sooner than the old management. The new manager always has a smile any time you go into the office and is willing to help in any way she can.

Communication is sporadic on email. They don't accept credit cards only checks and money orders and cash
