It’s a great location to do the south and north rim of Black Canyon. WiFi was perfect and good Verizon cell service. Pickleball in Montrose every morning. Clean shower and laundry room. Manager, Marie is perfect. The residents/ long term campers were also helpful and friendly. Campground is tucked back in a subdivision and not off the highway. (Very nice) One of the neighbors has goats and roosters but we loved it, clean country living!

I would give it a zero... management was all over the place. If your not 50 plus over and have any age of kids.. don't wait your time. She said they where under new management and things where different but she decided what goes on.. I guess... great location.. need just spring clean up for sure. Great location. Heard people talking it was a retirement community and she told me and showed me. She said Cedar and Koa prices and told me to go there... I'm not 30 or over 40.. grow kids with cash to give her and was turned away because I guess I had grown kids and want over 50? I was so shocked and it took me a week to write this.. but after talking to residents that have since moved because of situations..that are none of my business.. said she runs it like a retirement community but do not advertise it as so.

Great little park with a lot of friendly people and staff . We stayed in site 37 that was a nice level cement pad that backed up to a river. Would definitely stay here again!!

One of the nicest parks we stayed at on our month long trip. Marie the manager was beyond awesome. The bathrooms were incredible. Each one a private bath like at home. Laundry room was impeccable. Beautiful setting with lots of trees. Also once again Marie was beyond accommodating and incredibly nice. We hope to visit her again!!

What a true gem in Olathe CO! So very much quieter than the road side parks in Montrose. The best part is with all the beautiful trees, sound of the river and wide spacious sites you truly feel like you are “camping”. Not just staying in a parking lot sharing your neighbors vacation. And the best part is how much cooler it is in the summer than Grand Junction and Montrose. You are in a small town and away from all the tourists of Montrose and right next to all the farm markets. Love love that Olathe Sweet Sweet Corn!! So close to the Black Canyon, Ouray, and Million Dollar Highway as well! Best part was the staff! Marie and Noah made our visit so memorable! Very few campgrounds treat their guests as family. Marie is a real professional and a wonderful host. She made our visit what it was and because of her we will be back!! Thank you Marie!!
