Except for a few bad apples who live here, this place is great! Rebecca in the office always has time to listen and is trying desperately to include everyone in a variety of park activities and events. Maintenance guys keep it clean. It IS a quiet park..strange that people complain about motorcycles coming and going. Or dogs that bark when strangers walk by. Isn't that what they do? There's 2 different sized pools& jacuzzis. Tennis, basketball,  pickleball, bocce ball & shuffleboard courts. Community Hall, laundry, excersise room and pool hall.

Moved in 4 months ago. Love this park. Two year-round heated pools for swimming. I can't say enough about how wonderful the pools are for early morning swims. Right next to the Pickleball Courts. Office staff and maintenance crews are very good, both friendly and professional. Places are well kept. Would recommend to anyone looking for a place in Mesa.

I lived in Agave Village for 5 years.  They currently have an AWESOME new manager.Rebecca, Shes on top of everything, and is doing a great job. Its a friendly neighborhood with lots of activities,  awesome swimming pools,  on-site laundry mat,  workout gym. I always worked full time so I didn't get much of a chance to experience the activities.  I really treasure my time living there.

When I moved into this 55+ community two and a half years ago, it truly felt like a welcoming, vibrant place with a resort-style atmosphere. Unfortunately, since the change in management a little over a year ago, the overall environment has declined in several key areas.

1. Community Events & Activities
The activities committee, supported by current management, has created an unwelcoming and at times discouraging environment. Residents who voice concerns are often met with dismissive or rude responses from management. Events that were once well-run now feel poorly planned and executed. Food events, in particular, have suffered — for example, at the most recent barbecue, all the hamburgers and hot dogs were burnt. Participation has dropped significantly, and many residents feel excluded. Nearby 55+ parks host popular activities such as bingo, concerts, and comedy nights that draw large crowds, while our events often bring in fewer than 20 attendees out of 350–400 homes.

2. Resident Council
The Resident Council, which should be an important tool for resident representation, has become largely non-functional under the current management and activities committee. A healthy council provides transparency, supports resident involvement, and ensures residents have a meaningful voice in community matters. Unfortunately, the situation has deteriorated so much that we now must request our safety officer with the Mesa Police Department to send an officer to each monthly council meeting simply to keep the peace. This level of tension and disruption is not normal for a 55+ community and reflects how far the council’s environment has declined.

3. Electrical System
The community’s outdated electrical system remains a significant concern. Many homes are still limited to 100-amp service, which is not adequate for modern appliances and daily living. Because power is routed through the park instead of directly through SRP (Salt River Project), residents cannot open their own SRP accounts or benefit from SRP’s rate plans. This leaves us paying higher utility rates with no clear timeline for upgrading to 200-amp service or allowing direct SRP metering.

4. Age-Restricted Compliance
A growing concern is that management has begun allowing minor children to move into the community, even though our lease agreement clearly states that no one under age 40 may reside in the park. This directly conflicts with the 55+ HOPA (Housing for Older Persons Act) requirements, which protect age-restricted communities and ensure consistent enforcement. Many residents chose this community specifically because of these protections, and management’s disregard for these rules has created significant frustration and uncertainty.

Conclusion
This 55+ community still has the potential to be an exceptional place to live. It once carried a resort designation for good reason. With stronger, more responsive management, enforcement of age-restricted policies, investment in needed infrastructure, and restoration of an effective Resident Council, the community could return to being the safe, vibrant, welcoming place it once was. Until those improvements are made, many residents — myself included — remain disappointed in the direction the park has taken.

We live in a wonderful mobile home park, Agave Village in East Mesa. Recently, a storm blew through and destroyed carport, sheds, and enclosed patios. In the pouring rain, neighbors helped neighbors gather back up their belongings and pick of the pieces of carports, roofs and siding. Our manager and office girl and maintenance guys all chipped in on the clean up. Amazing! Who does that.
Retiring here was a great choice, fantastic people to live with here at Agave Village- we’re blessed!

I cannot express enough gratitude for Rebecca, the office manager at The Agave. She went above and beyond her call of duty to help my father and me with the purchase of our new home. Rebecca treated us with such kindness and patiently guided us through all the applications, making the entire process incredibly understandable and foolproof. She even took time out of her personal life to ensure we were taken care of. Her dedication and support were truly exceptional, and we are so grateful for everything she did.

This council is meant to provide residents with representation and a collective voice in community decisions. Its inability to operate effectively has left residents without meaningful input on how the park is managed.

Until those changes occur, however, many residents, myself included, remain deeply disappointed in the current direction of the park.

I have been here since December 2024. I am very happy. Managers are the best. Any questions they are right in it. Any updates or emergencies they keep you informed . I have had great experiences here. The activities and events are a lot of fun. The grounds keepers are awesome. They keep a clean park. I think I picked the right place. Two pools, laundry room, gym, card room, and in fact all areas are clean and neat. Close to the 202 and the 101.

Agree, very poor management that have been abusive to our

elderly.  We are forced to haul our own trash. I fell doing that. They can't keep managers and they have managers that don't seem to be aware of elderly abuse. Will be consulting an attorney due to getting limited amenities.

Our community is falling apart. We have council who is very toxic. Management is not helping either but I know the powers above need to help her too!

I don't understand all the negative reviews. We have lived here for over 6 years and have been pretty satisfied. While this may have been a resort in the past the current community isn't lacking. There is a beautiful pool, pickle ball courts, on-site laundry, and community generated activities. Most of the residents are hard working and waiting for the day they can quietly retire. If you need someone to hold your hand 24/7 there is a very expensive high end park off Broadway (L.W.) that should fill your needs.

I regret buying a trailer in this park. Can not keep management on site, treehouse corporate is a joke. only one of their pools work. none of their amenities work. Treehouse don't do what they say they try to cheat you out of rent. I do not recommend this park.

We were looking for a place to stay and called 10 places.  Agave Village was the only one who called back and got us in that night.  Friendly, helpful office staff, lots to do and lots of friendly people.  We had a great stay.
