Our 4 months stay was absolutely amazing. The park is very well kept, friendly staff and neighbors. Would definitely recommend Bushman's and next time were in East Texas a must stay over !!~

We were parked in a lovely spacious Rv site next to a pond that teemed with wildlife. The park was immaculate with beautiful grounds and sculpted shrubbery.

This was a wonderful RV park. Very clean and well maintained. You can tell they care. The hosts are super friendly and the shop has goods like detergent, coffee, bags/coolers/shirts, and wine from a local vineyard. The pool is covered and has a hot tub. Super clean and the perfect temperature. Bathrooms and laundry are also very clean! Concrete pads are large and all sites come with a grass patch and square table. Our 42ft 5th wheel was a breeze to back in. The walking trail is great for pets and the water view is really nice in the mornings. (No water front spots for trailers) but you can walk to it and sit to enjoy the scenery. There’s also a play set for kids and lots of space to roam. It’s easy to miss on the road, but once you have your key and you set up, going in and out is a breeze. Location is close enough to both Tyler and Jacksonville. We will be returning.

Very clean campground. Super friendly staff. Very quiet. Felt a huge sense of security over any other campground we have been at because of the security gate access. Also, we did catch up on our laundry since this was our last stop of our vacation. We have done alot of camping over the years and this was the most organized laundry room of all. Each dryer is right beside each washer. No taking wet clothes across the room to put in a row of dryers. Such a smart layout - just like home. This was a very convenient location for us. We have family in Bullard, so with this campground we didn't have to fight the traffic in Tyler. Great place. Look forward to coming back.

We could not be happier with our recent time at Bushman's. Our neighbors were great and the park is beautiful. The staff were always friendly and you can tell they enjoy hosting. We used the bath house many times, and those shower rooms are kept in pristine condition. The laundry room is always clean and there are many machines available. We especially liked going for a soak in the hot tub after a long day of work. We never did go fishing, but many of our neighbors did. The park is only about a mile or two from Brookshire's grocery store and several restaurants and fast food places. The drive into Tyler only takes about 15 minutes, where our doctors were. If you're looking for a long-term stay or just traveling through, we highly recommend Bushman's.

Read the reviews and then read the responses. It will tell you everything you need to know. Probably better as a short term or weekend trip stop but the longer term residents have many concerns and felt unwelcome and hammered by constant communications that are not always necessary. This park works for some people and the longest, long term resident has been there for over 10 years. Also, don’t make any suggestions…they don’t care and will take offense. Also, it’s not the owners who are responding…it’s management. If you ask me…management is tired of dealing with the public at large. I saw many things during my extended stay there. The most annoying was the double standard for dogs. Some people are allowed to tie their dogs to trees and leave them outside while the humans are inside. If you can get through the 5 pages of camp standards, probably drafted by some high faulting lawyer, then you will find that nothing should be secured to trees and that animals should not be left outside unsupervised. Not sure why this is permissible to some guests and not others. Also, some dogs of preferred guests are allowed to bark and create a nuisance in violation of the camp standards, while other guests are asked to muzzle their barking dogs or get bark collars. Another complaint…the shower curtains in the guest showers were moldy and slimy. The hot tub is a tub…with hot water. There are no therapy jets. The grass is sacred and more important than guests feelings. 😆. Be nice to the management or you will be blacklisted, not just at Bushman’s, but other Kiepersohl properties as well. I frankly don’t care. I won’t be patronizing other venues owned by Kiepersohl.

I’ve stayed overnight 2 times and will definitely return. Very nice park & well maintained. Beautiful shower rooms & plenty of hot water. Hosts are very friendly & helpful.

Love this place! It’s quiet and peaceful with an amazing lake with an alligator and even 3 connected dog parks for dogs of all sizes!

We returned here again in October of 2024, as full time RVers, this will always remain on the top of our list for spots we love! This campground has a gate and felt very safe which is a plus as not all RV destinations have this, not that Bullard is even remotely a bad location. Shopping is so close and we have family in the area. It is big rig friendly, nice large, level, cement entry tire pads, 50/30 FHU utility pedestals located conveniently to each site and functioned well. Grass between sites and asphalt drives made for a clean experience. In addition, they notify you of regular mowing days, so you can easily move your items off the grass. Both pull throughs and back ins available. They also offer large, clean bathrooms and showers. Large laundry facility adjacent to a large activity room. Pool and hot tub open from 10am to 10 pm. Once again, we can't say enough great things about the hosts, Tessa and Kevin going above and beyond, from receiving our packages, wine tastings and helpful information related to events and information about the Bullard area and they we always available for us! The RV destination is very well kept and quiet and we love their rules for quiet time, speed limits, and pet owner responsibilities. We are not normally complainers but any issues we may have are addressed with courtesy to all parties. The Campground is very close to Tyler, TX for expanding shopping and entertainment needs. Park featuring a large pond, with perimeter paved walking and covered fishing area, playgrounds, picnic pavilions and open areas. The dog runs are spacious, secure and kept clean. Our internet reception was excellent! The winery that owns the RV is close and a nice stop to visit.

Beautiful park and has some great amenities. However, there is a tedious list of rules from no chairs on grass, no rugs on grass, but no watering grass. This makes endless cleaning due to dead grass in rv constantly. Another is if your dogs bark inside your RV they promote animal abuse by enforcing shock collars or muzzles. We are gentle dog parents and choose not to use scare/pain tactics to train our dogs. Also the people that run the place come across as your friend until you have a difference of opinion and then they choose to no longer work with the long term park residence. It’s honestly like we are all back in school with teachers correcting your every move with passive aggressive texts every day or so. They don’t just let you live life in peace. For these reasons I give this place a 1 star review. Also, want to add my name is Sarah, so there’s no confusion of me hiding. Had to do the review from my son’s platform as somehow they have blocked me to where I can’t leave a review from mine.

Tessa and Kevin are wonderful host! This was our second visit to the park and there were several changes from our last visit. First was an app to install to gain entry. We installed it and it didn't work as we were coming in and it was a weekend when no one was in the office. I had to wait till Monday to get it to work. The second was an early arrival fee. This was the first time we have seen this in the six plus years we have been RVing. We have never paid a fee for early arrival RVing or hoteling! Third was the fine for going over 5 mpg in the RV park. I certainly understand the protection of children and pets however, 7 to 10 is more appropriate. I had to ride my brake to get in and out. Most cars idel faster than 5 mpg. Forth are the runners to park the RV. If you get all the tires on the runners (which is the objective), the leveling legs are some on, some off or half and half causing issues and us to ruin a few of our blocks. There is not enough room for anyone to fit both tires and levelers. Response to owner: 1st - I did not word the response correctly in that there were only two items new to me, the app and the early charge. As far as the app, yes, the weekend person did try very hard and unsuccessfully even to the point of going into the office to help with the app. I just didn't wish to go into all the detail as the only person able to fix it was not available at that time and would not be until Monday morning. 2nd - As far as the $25 dollar charge ( Just $1 shy of half the cost of a full days charge) for a 2 hour or less entry (all the way to 13 minutes before 3 PM for one of our members), was also new to me. I was unaware it was waived last year, my bad for not reading further about the check in fees for early arrival. I was only pointing out that in all our retirement travels, we have not run across an early arrival fee, much less half the cost of the rate. 3rd - I grew up with safety as the number one process and later in life as work was a "stop work" if there was a concern, work or other wise, especially when children are concerned. I was just saying 5 mpg vs 7 mpg puts less strain on the vehicle and is still a safe speed as I have seen all over the country in other RV parks. Rules and restrictions are important to keep us all safe. 4th - You can look at the park and tell the runners are not new. Sorry it was incorporated in the new stuff. I had the same issue in March but, just did not say anything. This time it ruined our snap pads on our jacks and bent it one. I believe another member had a bent leveler as it was half on and half off the runner also. We try to stay off the grass as is asked but it is really hard to do both. I can ask the others if they had any issues. Some people just don't say anything and don't come back. The custom wine tasting was very nice and you had a nice size group of about 20 plus as the perfect opportunity to do so. I am certainly not privy to what your sales were do to the wine tasting but, I do know Kevin had to make a trip to the winery for more to fill the orders. My husband purchased 3 bottles outside of the wine tasting himself. The waiver of the rec room is part of the rally process and there was no request to reserve it early. The rally master only asked to use the oven prior to the rally start; which is part of the amenities of the park as you pointed out. Kevin even brought in a person to check out the rec room during our rally which we didn't mind at all. I am sure you want to support your local community with information to the RV'ers you host. We see that on maps and hand outs at nearly ever RV part we go to. The host were wonderful, the rally was a success as well as the wine tasting for you. I just had a couple of point to share.
