The woman that answered the phone was extremely rude. Even with a high-end Class A pusher you’re only allowed two adults per site so we never even got past go to make a reservation.

We stayed here because it's close to spring training. Like others have said, they sardined us in those tight pull through sites even though we were booked for 5 nights and there were plenty of regular sites open. Highway traffic is loud and we were right on top of the new high school field so lots of lights. The pool is indoors and clean but it doesn't look like the windows and doors have been cleaned in years, which lends a shabby feel to the area. I don't know why the residents haven't complained about this but the laundry room smells like a sewer. Literally had to breathe through my mouth in there. Residents place their clothing and shower things in the showers while they swim leaving no space for those who need to shower. It's rather rude. For the price, it's an overnight stop but we're looking for another solution for next year.

The staff here were very helpful and considerate- we had a medical emergency and had to leave early and they graciously refunded the part of our stay that we could not stay for. We were in a pull-through site near the dog-walk area. The sites are very tight there (too tight!) so you are really jammed up against your neighbors and their sewer hoses are right at your patio, so maybe skip the pull-through sites. The clubhouse and showers are very nice and quite clean. The park overall is very nice, too, well-maintained and cared for. Thank you again to the staff!

This is a nice Campground to stay at. However, I would recommend you don't get a pull-through site. They are just too close together. Sometimes you can't even put your awning up. And also the sewer is such a long ways. You better have a lot of sewer hose. Plus your neighbor sewer is right at your patio where you're supposed to set out and eat or enjoy the evening.

I am writing from Cotton Lane RV park. We are paid through one more day but we are leaving early. I am giving the park 2 stars because the place is clean and the visitors and residents are quiet. The reason for taking off three stars is due to the following incidents: on the morning of day two I observed a slim grey haired gentleman walking past our rig accompanied by a woman. The man stopped in front of our RV and stared while speaking to the woman; he was visibly criticizing something. First I thought it is because our rig is a classic vintage model, but we were thoroughly vetted by staff before being accepted as guests. He continued on a few steps, turned and stared again while speaking to his partner...the man indulged in this behavior at least 4 times, meanwhile sporting quite the scowl. I concluded that he disapproved of two bath towels that I had hung up inside our rig to dry. Apparently my mistake was in opening the curtains in the morning before taking them down (which I did shortly after). This conclusion was confirmed the next day when a similar incident occurred although by a different man. This time it was early afternoon and I was washing dishes and other daily chores. I had hung up two damp kitchen towels in the same area near the front windshield where it tends to be warm. This second gentleman was more bold in his actions, as he approached the rig and blatantly stared into the windshield apparently trying to get a look at what was hanging in the cab area of the RV. He then walked along the rig (on the door side) slowing down and even stopping periodically looking towards the passenger window which was open, therefore the lack of window glass glare facilitated a clearer view into the front interior area of the RV. He could not see me as I was standing further back in the living space. Due to his boldness and intrusion into what is my home as I travel, I presumed that he thought no one was inside since my husband had taken the car on errands. This experience made us feel very unwelcome and, frankly, insulted. Needless to say, I cannot recommend this RV park.

We have stayed at this RV Resort a few times now. Overall amenities Cotton Lane is one of the best resorts in the area. The indoor pool is huge and always clean and warm. The separate hot tub is also quite large, with powerful jets to soothe away the travel aches and pains. The fitness room is all new with enough free weights and machines to perform any exercise program. The back in spots are double wide with the largest spots I've ever experienced. The pull through spots in the rear are not as roomy. All these amenities are not cheap, though, but overall worth the price.

I reserved a spot for my RV for a month. Things fell through and I cancelled 10 days before my arrival. They kept my $103 deposit! What a scam to keep our funds when we cancelled so far in advance. The place is mostly empty so I know for a fact that it had zero impact on their availability for others. It’s summer in Goodyear! Stay away from this place.

My 2 stars is based solely on the pull-through RV spaces being ridiculously narrow. Other areas of the RV park that were back-in sites are much wider. Lots of vacancies in those so why did we (and others) have to be crammed in like sardines? Our 39' motorhome hit the water bib because of the narrow site and put a foot long gash in the storage bay door. 😡The place is close to I-10 but traffic noise overnight was barely noticeable. We were there 3 nights. Staff in the office was hit or miss on being pleasant. We'd stay there again IF we got a wider RV site. Otherwise, find somewhere else.

Friendly staff. Extremely tight sites. Grounds are immaculate. 55+ park with a mix of nice park models and RVs. Good amenities offered. We didn't use any of them. Neighbors sewer hook up butted up against our small patio. Great for a night or two, but no longer. Sites are too close. Some of the residents were friendly but not all.

The park was immaculate, the staff friendly, the amenities were amazing and SOME of the residents were friendly. The Rv spaces were too tight in the pull through area, otherwise a great experience and we'd certainly go there again!

Stayed for two nights. The RV pull through sites are located at the back of the park, which is beautifully maintained. Our site (#2) was sandy dirt and gravel, and it is mostly level. The sites are very close together with a small patio. All the hookups are located next to your neighbors patio. Our starlink worked well. We used the showers at the indoor pool/hot tub area. They have plenty of hot water and good pressure, though the showers are not exactly private. The pool water is warm, and the hot tub is wonderful! The office staff is professional. The price is comparable to other parks in the area (we paid about $61.50 per night with a military discount).

We stayed here for one night. Right off I10, super clean.and quiet. Gwen in the office was very friendly and answered our questions when we called. Nice pull thru site with concrete pad for our steps.

This place nice, clean, spacious. Has recreation room, four pool tables, indoor swimming pool, hot spa, outdoor games. Place is very nice I can park your RV and/or mobile home. What I like about the most it's for fifty-five or older to use their facilities. This RV Park, is very well maintained not like the ones I've seen here in Phoenix areas. If you are traveling and like a nice peaceful place this one here is the one.

Beautiful resort. Well maintained and super friendly staff who are willing to help with any request/issue you may have. Lots are large with plenty of room to spread out. We plan on returning every winter!
