Honestly I’m confused with the bad reviews. We stayed one night while passing through the area. We were given Site #35 which backed up to a wonderful view of Pikes Peak and is at the far end of the park. It was super quiet and peaceful. And the new Adirondack chairs on each lot were a welcome surprise! So what if there are a lot of low-income residents, as long as there’s no crime or loud partying? You can always ask for a site near #35 if you want to have a more solitary stay, or just turn your head if you disapprove of someone’s front yard.

It's no frills but it's excellent. People were friendly and accommodating (we needed to come in a day early). Although close to 24 pretty quiet at night. Can't beat the location for not being too close to the city but still an easy drive to the base of the Peak, Manitou springs and garden of the gods. Both spots were perfect and pretty level but ask when you reserve for a suggestion for the best views. Would 100% stay again.

Safe location to lay your head in your camper at night and stay a few days.   Close to falcon and Colorado springs.  Campgrounds kept clean, mowed, and regular maintenance.  No mosquitoes and few flies to be expected.

Basic amenities zvailable: trash, toilets, showers, laundry, and office to buy snacks.  Propane and kerosene available onsite.
Priced right for the campground.
RV repair company across street for parts, better to call mobile RV service for quicker repairs.  Look up mobile RV online.

Wonderful location with large sites and great amenities.  There is a huge fenced dog park, and a small store with great propane prices.

Very loud, unclean bathrooms, staff don’t care and will give you the wrong number for the bathroom.
And no one here to take care of the place after hours. You only have an after hours number to call but no one in person at the location.

Overpriced slow service and barely any new merch for at least the last 5 years if not 10. Lacking in products that are made well. Pretty much same old stuff with a price hike

Asked for a site that was at the back of the park was told it was none available. They put me by the office where all the traffic is.  There were many sites away from everything that were not occupied either nights we were here.  Could be a nice place buts needs allot of work and up keep

We attended a friend's wedding here in Falcon and decided we would bring the camper as it is rather comfy. I read the reviews on this place and noted they where rather conflicting and we decided we would take the shot. This place is great all in all :-). Yes, it is close to the highway but for the price you do get a pretty decent level lot and its a convenient location to most everything between Peyton, Black Forest and Colorado Springs.

5 STARS! Grab your FREE COFFEE from the office, then sit in your adirondack chair + watch the nearby antelope play... it's so lovely. They're SUPER dog friendly; massive dog park + complimentary dog poop bags are everywhere. The folks in the office are SO kind and helpful. There are a lot of long term residents and they are very quiet. Only noise was from the highway, but it wasn't a problem. EVERY store + restaurant you need is only a mile away, and SO convenient. Great price, will definitely be coming back!

The highway noise was bothersome.  The sites were dirt and when the monsoons came through there were mud puddles outside my RV.  The shower had low water pressure.  On a good note the dog park was nice and large so my 2 big dogs could run.

This was a one night stay in late September 2024.  While it is close to the road, it did quiet down later in the evening.  The fabulous sunset more than made up for the road noise.  The chairs are each site were a welcome bonus to watch the sunset.

The washroom was decent, a little old, but I have seen worse.  I would recommend staying here, and would book here again.

Very accommodating staff. Most camping grounds in the area weren’t answering their phones after 16:00, others had automated systems and others had phone numbers that weren’t valid anymore. This camping ground not only was it open until 7pm on. Saturday but they had super friendly staff that did a great job and accommodated us last minute. We called at 18:50 and arrived at 21:00 and everything was ready for us! Would definitely recommend to anyone passing by!

I Love this store. The people who run it are all wonderful!

Nice, helpful people, gas prices are high everywhere but store was clean, employees were courteous and very helpful and got a nice greeting from the cashier who stopped what she was doing and came and rang me up  as soon as I walked up to the counter and then followed me out to help me get the propane I was there to purchase. I have no complaints. Nice little spot.

We just dumped here, but it's a lovely, rustic little campground. The store is incredibly well stocked and they sell gas and propane. The lady that greeted us, Claire (?), was very sweet and friendly.
The roads are dirt and there is an old chicken coop. You'll see farm equipment, as well. It feels like being in the woods. There are lots of trees and the road noise is minimal. There is space between the campsites, so you don't feel like you're in your neighbors lap.
There are many amenities like a laundry facility, bathhouse, 2 dump stations, and bathrooms all over the campground.
I hope to stay there soon. I would rather give these lovely people our money than a lot of other campgrounds in the Springs.
