ZERO STARS!!!!! This was one of the most disappointing campground experiences we've had. We arrived at 4:00 PM on July 3rd only to find the office closed with a handwritten sign saying, "Closed Today." There was no check-in box, no welcome packet, and no instructions on where to find our campsite information or access codes for the pool, bathhouse, or laundry facilities. There was a phone number posted for the manager on duty. We called multiple times, no answer. We left a message. I also sent a text. Not once did anyone return our call or respond to our text. After digging through our confirmation email, we eventually found our site number ourselves, but there were still no access codes for any of the amenities we paid to use. Our kids were excited for the pool, but we had no way to access it. The laundry room and bathhouse were also unavailable because we were never given the codes. Once we got set up, things only got worse. There was no water pressure. I couldn't wash dishes, the shower barely worked, and after checking everything on our camper, my husband determined the campground's water pressure was too low, even without our regulator. We essentially had unusable water service. Then there was our neighboring buddy site. While I have no issue with dogs, the amount of dog waste throughout their fenced area was unbelievable. The smell was overwhelming every time we stepped outside our camper. It was so bad we had to ask them to clean it up just so we could enjoy being outside. I waited until the following morning before posting this review because I wanted to give management an opportunity to return my call or text. They never did. This campground advertises amenities, but if you can't access them because no one provides the necessary information, that's false advertising. Customer service was nonexistent. Once you arrive, you're completely on your own. One more thing to be aware of, you cannot choose your campsite. They assign it for you. Every site has no trees, no grass, no shade, just rocks and gravel. We travel often and stay at campgrounds across the country. This was, without question, one of the worst check-in experiences and the poorest customer service we've encountered. I would not recommend staying here unless you're prepared to figure everything out on your own.

Me encanta!!!! I love it here . Great rv resort so peaceful and everyone is so nice. Staff is super helpful. The pool is so nice. Beautiful grill area. And fun playground for the kiddos . The only thing I didn't like was I couldnt do laundry with quarters. I needed an app for that. I didn't love that. Because I might be the only person in the world who doesn't love apps. But other than that I love this place we will definitely be back !

If you’re planning on staying full time here don’t. My lease is going up 170 dollars yet the office can’t tell me anything they added or any improvements that are worth 170 dollars. I am now going to be paying more than a year ago while I was month to month. When I asked why it’s going up so much they told me it was a “promotion” for the first year and that it should clearly state that in the contract as well as the amount that will go up and when I showed them the contract where it CLEARLY shows blank where they said an amount should be and also doesn’t state anything about a promotion nor do I recall them ever telling me it was a promotion when they called me telling me I could go on a lease to save money, they saw the contract and they didn’t give a crap so if they don’t care about a contract why do we have any at all. The laundry mat is disgusting. Every single machine covered in years of dirt and soap and half of the machines never work, the other amenities are also disgusting and can tell there is no cleaning done at all. The condition of the rv resort and my space is in the exact same condition as it was when we first got our lease. My husband has brought in 4+ people full time yet they don’t see that, they don’t care that we have brought them in money. They don’t see that they aren’t giving anything in return for those 170 dollars, if this is how they treat their loyal full timers then I highly suggest you go and look for another rv resort that is actually worth the 620 plus electric which in this az heat electric goes crazy high. Besides the spots being so cramped up this place is a dump and it always reeks of dog pee and poo. I can understand a 10-30$ increase but a 170 increase is absolutely unreasonable, that is just taking advantage of people.

The people and the facility are excellent, but I especially want to recognize Dodi, Ronnie, and the entire team at Leaf Verde. They are truly outstanding and incredibly helpful. From the moment you arrive, you can tell they genuinely care about the residents and creating a positive environment. The community atmosphere is welcoming, supportive, and well maintained, making it a great place for comfortable and peaceful living. The staff is attentive, responsive, and always willing to go the extra mile to assist whenever needed. Highly recommend Leaf Verde for anyone looking for a great community with a team that truly makes a difference.

People were nice. That's about all I can say for a positive. Many of the full time rigs were old and in disrepair (despite 10 year or newer policy)with lots of junk around them. Our spot for 4 nights was right next to one so we didn't spend any time outside. The gym smelled and the carpet was filthy. Definitely not the quality that we have come to expect from Sun Rezorts. We tried to stay there in November 2025. I would not recommend! Spaces are very tight, and the little chid next to us was apparently allowed to shoot her compound bow, right next to our brand new truck . They offered us a full refund because we left the park. It’s now February 2026 and I’m still waiting on my money. What a disappointment. Will never go back there. Ridiculous!

Pro: Nice dog runs. Nice playground for the kids. Okay pool. No air traffic. Minimal highway noise. Picnic table at sites. Paved streets but old. Sites mostly level. Con: Old machines in laundry. Lots of “stuff” stored in and around many sites giving it an overall junky appearance. No pads in spaces, just raked sand. Tenants can be noise makers with souped up trucks and motor bikes. Mostly travel trailers. No weekend office hours. Back end surrounded by new homes within 10 feet of back wall.

We have stayed at 2 other Sun Outdoors properties & this 1 is disappointing. No activities at the Club House/Community Center. The other 2 properties had game nights, bingo etc. The pool isn't heated. In talking to others that stay here, this place has gone down hill!

We checked in yesterday and are very happy so far. Everyone is very nice, very clean and you can tell they take pride in their rv park. Bathrooms clean, pool great and clean sites, quiet, playground, and pickleball/tennis court. We have been to a lot of RV parks traveling through the 44/50 states so far. I would recommend checking them out and make your own opinion.

When I stayed there I had no issues with any of the guest or staff but since I’ve left last minute for work related the office staff will not answer the phone to save there life ! They have charged my account $919 and I’ve been trying to get ahold of them for a week before my rent was due to cancel my reservations !

Very good experience, the park is clean! The pool looks clean and is new. The office looks well renovated and clean as well. Everyone at the park seems to work with each other to create a great atmosphere. Eveyone is very open-minded and willing to work with you.

Have stayed at other Sun Outdoor properties and have always enjoyed the facilities as we have found them to be top notch. Unfortunately Leaf Verde is not one of these. Leaf Verde is not a “Resort” by any means and nothing more than a trailer park in the desert. Full with sites stacked side by side and no room.Staff is friendly unless you have an issue then they completely won’t own up to it.I was moved even after being told by staff that I was good and just to come in to pay for my next month to resume in my lot.The manager understood the issue and gave me a discount which was revoked and taken back then when I tried to discuss it I was told they didn’t care what he said and the won’t honor it and were very rude. The new female manager was horrible and didn’t even try assist rather just said if you don’t like it leave. There is trash and dog feces left everywhere including the play areas for the kids. They also need to update the photos since the ones they use are from many years ago. This park is surrounded by houses. Would avoid staying here and the power grid is very old and shuts off randomly.

Easy accessible with my Dually and 5th wheel hookup. Fun day at the park here. Always fun to escape the city and go hiking and camping.

Have stayed at several Sun Outdoor properties and have always enjoyed the facilities as we have found them to be top notch. Unfortunately Leaf Verde is not one of these. Leaf Verde is not a “Resort” by any means and nothing more than a trailer park in the desert. Full of permanent residences with storage sheds, dog pens, run down vehicles, and other unsightly items attached to their trailers. Staff was very friendly and felt sorry for them as they had to pick up trash and dog feces left everywhere including the play areas for the kids. After it rained our site reeked of dog urine. Nothing against the residence that live there, but Sun Outdoors needs to remove resort and rename it a trailer park so you know what you are reserving, especially at the price being charged per night. They also need to update the photos since the ones they use are from many years ago. This park is surrounded by houses. Would avoid staying here.

The people who own the campground regularly favor certain guests. This leads to conflicts and "favored guests" who are allowed to do anything that they want to. They do whatever they want, and all of the other guests are left to fend for themselves. Their power supply is not adequate for the number of campers and trailer homes that are in this park. There are frequent power outages because of this complete oversight. The laundry facilities are out of date, and the campground frequently does not have adequate water pressure. The wifi is also trash.
