There was back up in the park's sewage system and they did nothing to mitigate the sewage that was dumped on my neighbor's grass... That's just gross... The park flooded one night and there was zero communication from the staff about the possible flooding... woke up to water all over the place (see photos). Pros: Nice area, amenities, activities, and most residents (permanent and visiting) are friendly. I really enjoyed most of my stay but... 👇 Cons: There's 7 pages of rules you have to sign (including no dog pens) and there's more rules that isn't in those 7 pages including about Service Dogs in the Clubhouse... The staff members are rules Nazis, but rules aren't applied equally. It's like living in a hellish HOA. The staff decides if they like you, (which has been mentioned in other reviews) and if they do, you get a pass. If they don't, they will find ways to report you. One example, dogs must be on a leash and not left outside unattended. My 4 pound dog was laying in the sun on the rug, I was on the camper steps in the shade. She ignores people and pets walking by unless they stop, than she thinks they are going to pet her and she gets excited. I saw her stand up, so I stood up to see what she was looking at and a staff member was taking a photo to report her. I said I know the rules and I was on the steps and she wasn't unattended. He proceeded to say that her being outside as small as she was, was giving him anxiety and even the two of us standing there talking with her outside made his anxiety "really high"... My responsibility is to try and follow the rules, I can't be responsible for your anxiety too...

Stayed for a three day weekend for softball. Great place. Super nice staff. Very well maintained. Would stay again. Residents were super nice, and the place hosts many daily events including serving food and social evenings. There is a whole calendar of events available. If I were to snow bird I would definitely consider this place.

This is one of, if not the prettiest rv resort in Florida. They are almost always booked, so reserve early, especially during winter months. There are a pair of bald eagles that nest nearby during winter. There are also more species of birds in this little pocket of nature than I can count. This is the kind of place that makes you want to call it home. Highly recommended.

We stayed for 4 nights on our road trip and the staff was very friendly and welcoming and escorted us to our parking space. We were parked next to the fishing dock and tried fishing but the fish were not biting. We participated in the community Christmas cookie exchange and the Christmas Eve community gathering. The neighbors in the RVs around us were very friendly. The bathrooms were clean and there was a laundry room to wash our clothes using quarters. Bring your coins. There is a community DVD and books library; a kitchen you can use by appointment; coffee machine in the community lounge. A Walmart supercenter is 10 minutes away. We enjoyed our stay. If you see any negative reviews about this RV park I’m sure they are isolated incidents. There is lovely landscaping between each RV.

Lovely, quiet rv park. It is a mix of short term campers and year-round residents. There is a nice heated pool, horseshoe pits and a rec room. There are also alot of scheduled activities. Very pleasant park and pleasant staff.

A great home base for a work trip to Tampa with my relatively young family. I say relatively because the majority of the residents are seasonal seniors. That's fine, but for many, it seemed they felt we were intruding on their turf. That said, the staff was great, the grounds were excellent, and we had a good time. If you're a senior snowbird who loves participating in organized activities, you'll love the place. If you're a younger family who doesn't care for busy bodies and cold shoulders, your results may vary.

Drove by to check it out before i book it because i was in the area and Seems more of a trailer park than a RV park. Their rules for dogs is a joke with breed restrictions. discriminating on the breeds that are actually harmless but will allow small dogs who dont stop yapping and want to attack bigger dogs. you wont be getting my money.

Great customer service. Good location. It's between Clearwater and Tampa. Super clean bathrooms, showers, and pool! Has a chill spot by the river and a fishing spot. My daughter caught her first fish 🐟

Place is amazing people here are amazing, just can’t stay longer than 3 months if you have kids . They say it’s state law, but still haven’t found that law ! This place has so much to do! Golf, sewing, place is overall just great. Staff is amazing as well!!!

Stayed here one night. One of the cleanest and most manicured RV parks we have stayed at. The place is beautiful! I would highly recommend staying here! The staff have been extremely courteous!

Still trying to figure out if they are a resort or a trailer park..... Most of the park are annuals.... which they don't allow any longer..... supposedly.... There is a new section that is great and new like a resort (that my family and I stayed in), but lacks all the typical RV resort treatment. Pricing and rules are unclear, shisty, and discriminatory. If you are younger than 60, with children, and military this is not the place for you! This resort is not for you if: -you are a military family -younger than 60 -have children -are expecting a resort experience with professional friendly front office employees I will say the maintenance employees were the one shiny light If you want a better experience go across the street to Key Lime RV resort

Stayed one night to test drive our camper. As first timers this was a great place to start. Incredible clean, quiet, and helpful staff. We checked in after hours and the security guard, Stan, was awesome. When he found out we were newbies he offered to show us the site and answer any hookup questions we had. There was lots of shade and any amenities we saw looked nice.

I’m a working professional and have an RV that is one year over their limit and they refuse to allow an “older” vehicle in their park despite it being in great condition with no problems. I even offered to send pictures of proof for condition, which other parks have gladly allowed. Extremely frustrating but would rather stay somewhere that is more welcoming. Absolutely ridiculous.

Great location for Raymond James Events and more. Private, secure and gated. Highly recommend this RV Park. Pet friendly too… stayed here and attended the Ed Sheeran concert 2023. Will stay here again. Restaurants and grocery stores close by.

Great clean, well maintained campground. Centrally located between Clearwater and Tampa. The bath house was very clean. Pool was nice. Overall a great experience. Will be returning.
