Yes, about 2/3 of the park smells like sewage. Our site wasn’t affected though, so I’m not docking any stars. Hookups are good. Location is great. 5mph speed limit is strictly enforced, so be warned! Staff was wonderful and accommodating.

The staff was not very friendly. Everyone riding on the golf carts were rude and avoided to help us. Spots are extremely close together. We were lucky enough to have an extra space by us but would not want to be in any other site due to the lack of space. A lot of people there live there full-time and they were rude and bossy and overall pretty trashy in the behavior and demeanor. Doesn't seem to be any living standards there and people get to do whatever they want. I didn't feel as though the people living there really welcomed visitors in. There was a sewage smell the entire time that was very nauseating at times. Therr was not enough water pressure to get any water out of our house in order to dump (we were in water and electric only) and had to haul a full black tank home and dump elsewhere. Very disappointed in this place and we definitely won't be going back. I felt they were overpriced or should have offered a discount knowing we couldn't and wouldn't be able to dump there. Instead, we were told nothing they can do. Residents water their lawn, do laundry, etc, and there's hardly ever any water pressure to get a good clean out and told best to go elsewhere to dump anyway. Uh, thanks?

We were located lake side near back of campground. Was very well maintained and facilities clean. Sites along the rivers edge were very tight together but enough room to set up at end of of our 36 ft camper. Beautiful tree filled sites and large center play area and dog walk.there was an enjoyable music concert on Saturday. Overall great experience.

If I could sum up our time here in one word it would be WONDERFUL. The staff is friendly, and the amenities are lovely. The bathroom, and laundry facilities are always very well kept. We have children and this park is their absolute favorite of any park we've visited. The residents that are permanently there make you feel at home, and welcomed to the park. I would highly recommend this park for anyone. We'll definitely be coming back!

Stayed for one night and it's a nice place. Paid a little extra to be on the river. Checked in at 3pm, and apparently the office closes at 2pm. There were no instructions for 'late' arrivals. Thankfully some other campers found our reservation hanging on a board around the backside of the building. Didn't have water pressure in any form for the majority of our stay. We got different, conflicting, stories as to why it was not working. Office employees were rude and they wouldn't consider negotiating the rate for our trouble (paid for full hookups, had no water). Won't be back.

We had two interaction with staff one was pleasant one was not. For a $30 price tag for a tent site that has no grass but plenty of weeds and mud. The restrooms are terrible, the water pressure is horrible and the facilities are way too small for the size of the campground. Long lines for the bathroom and when you finally do get a chance to take a shower rest assured there will be no hot water. The dish washing sink has a pressure button that you have to hold the entire time that also does not have any hot water so good luck trying to clean your dishes. I would literally go anywhere else.

Incredible place! Great people that work and stay here. Very friendly and always willing to help. Bathrooms are always kept clean and a great laundry room with machines that are well priced and the dryers actually dry quickly. Great place to stay! Also, would like to add that the fees are extremely reasonable compared to others in the area. Plenty of room between campers as well.

The park was a victim of the floods in Colorado a few years ago. Fine silt coats the grounds instead of grass in most areas. It actually feels really good on bare feet. That being said, the area is kept clean and tidy, there's a dog park, a couple of large bathrooms, and space enough in each spot to park your camper while still having enough room to spread out outside and grill or sit by a fire. The spot we stayed in was backed up against the river, and the sound of the water was relaxing. The only complaint I have is with the wireless signal, which was spotty at best. Other than this one issue, the place was a really nice stay.
